James Taylor Deed

To all people to whom these presents shall come: Greeting: Know ye that I James Taylor, Sr. of the town of Marlborough in the countie of Middlesex in the Province of the Massachusetts in Mew England, husbandman, for and in consideration of ten pounds current money of New England to me a well and truly paid by Moses Newton Sr. of the same town and countie above said; the receipt whereof of the above said James Taylor do by these presents acknowledge and myself therewith to be fully satisfied contented and paid: and of every part and parsol thereof do further clearly and absolutely acquit exonerate and discharge the above said Moses Newton, Sr. his heirs, executors, administrators and assigns forever. By these presents have granted, bargained and sold, alliened, enfeoffed and confirmed, and by these presents do fully clearly and absolutely grant bargain and sell, allien, enfeoff and confirm unto him the above said Moses Newton Sr., a lot of thirtie acres of land, situated lying within that tract of land of six thousand acres and part thereof, purchased by some of the inhabitants of Marlborough of the Indians and is adjacent to said Marlborough. This aforesaid thirty acres with four acres of first division of swamp and two acres of first division of meadow; lying partly within and partly adjacent to the thirty acres, and is all of the thirty and six acres, be the same (more of less) within the same lines; is bounded Southerly with Marlborough line, Easterly with common Indian land, Northerly with the lands of Increase Ward and Westerly with common Indian land; together with all other Divisions that at any time shall be made in said six thousand acres by those that now are of that company or shall henceforth be and all Rights, privileges and appertanances in full belonging to a lot of thirty acres to Have and to Hold the above a granted premises be the same (More or less) with all the privileges and appertanances to the same appertaining or in any wise belonging unto him, the said Moses Newton, Sr. his heirs and assignes forever, to his and
their only proper use and behoof.

And I the above James Taylor Sr., do covenant, promise and grant for me, my heirs executors, administrators and assign, to and with the said Moses Newton Sr., his heirs, and assign by those presents, that I the said James Taylor, Sr., now an the sole and proper owner of the premises and all the ensealing and delivering thereof shall stand and be lawfully and rightly, sold, seized in my demands, of and in said bargained premises of a good and indefeasible estate of inheritance in fee simple by good and lawful authority; absolutely without any manner of condition, mortgage or limitation of use or uses to alter change or determine the same. And that I the above James Taylor Jr., have good right, full power and lawful authority ,to grant, bargain
and confirm the above granted and bargained premises; unto the above Moses Newton Sr., his heirs and assign forever and that the above said Moses Newton, Sr., his heirs, and assigns shall
and may at all times and from time to time forever henceforth peaceably and quietly have, hold, occupie, possess and enjoy the premises in and by these presents, granted, bargained and
sold and every part and parcel thereof, without the lawful trouble, eviction, expulsion suit, molestation, disturbance, contradiction or denial of me the said James Taylor Sr., or of Sarah Taylor my wife; our heirs executors, assigns, or any of those of us, or of either of us, or of any other person or persons whatsoever, lawfully claiming and having any right title or interest therein or-to any part or parcel thereof, by, from or under us, or either of us or any other manner of ways or means whatsoever, and that we will do and cause to be done all such further act or acts deeds or deeds as may tend to a more full confirmation of the same in Witness, whereof of the above said James Taylor and Sarah Taylor my wife, have hereunto part our hands and seals this tenth of September in the year of our Lord God one thousand six hundred, ninety-six and in the eighth year of the Reign of our Sovereign Lord King William.
